Let’s meet!  We set-up an initial meeting with the aim of understanding your buying needs and wants.  This meeting includes an overview of the buying process, the benefits of utilizing First Weber's mobile app, and the benefits of our team's approach.

First Weber's App is a great first step in searching for your future home.  Set us up as your favorite realtor, then start browsing properties.  Once you have found homes that fit your criteria, we will get you in the door.  Once you find the property that fits your needs, we guide you through the offer-to-purchase process.

Using The First Weber App

This mobile app provides an excellent property search experience with fast and accurate MLS data.

 

Step 1: Download the app in Apple App Store or Google Play

Step 2: Make us your favorite agent
Step 3: Schedule Showings requested via the app or give us a call/text/email

 

Showing Specifics:

-    Maximum of 4 properties per appointment
-    Email showing requests to cs@charliewills.team and include the MLS number and your availability

Accepted Offer

Your offer was accepted, congratulations!  Charity then reaches out with a timeline including key deadlines and how to proceed with the buying process.

  1. Turning in your earnest money is key!

  2. Contact your lender to complete your lending application.  We will send them all of your offer documents and details

  3. Home inspection and any other inspections. We will work with you to set these up.

  4. Weekly calls to you for closing updates while we monitor important closing details, title work and the closing statement.

  5. Congratulations! Start packing and move to your new home!

How soon can I see properties?


After talking with your lender and getting pre-approval, we can set-up showings as soon as you’d like and as seller availability allows.


Should I talk to a lender?


Yes! It is an essential step to get pre-approved, so you know your buying power and to start the lending process.

 

How quickly can I close?


Closing takes place approximately 30-45 days after an accepted offer due to financing processing.


Who pays the buyer realtor fees?


In Wisconsin, if listed on the MLS the Seller pays Realtor fees.  If it is For Sale by Owner,
we can negotiate the fees into the offer.
