Initial Meeting

Let’s meet!  We will set up a time to meet at your home and get to know each other.  We want to know your selling wants and needs, so that we can do everything we can to make them a reality. The initial meeting will include an overview of the selling process, a first walkthrough of your home and an assessment of home features.  We will also analyze the live market and compile a net sheet for the estimated proceeds based on market value.

Getting To Work

Once your listing contract is signed, it’s time to get to work to give your house the best chance on the market.  Lisa will reach out to you with all the details and timeline.  Our services include:

-    Professional Staging

-    Photo, video and 3D modeling/floor plans
-    Live timelines and deadlines
-    Facebook Ads/Marketing
-    Personalized Website

Once an offer on your house is received, Charlie will reach out to discuss the offer in detail.

Accepted Offer

When you have accepted an offer, we will change the market status of your home and walk your through the closing process including:

1.    Earnest Money received
2.    Title order
3.    Monitor deadlines - Google Drive for secure file storage and access (paper files upon request)
4.    Weekly calls for closing updates

FAQ

Should I price my home higher to leave room for negotiation?

A well-priced home will sell quickly and close to the listing price.  There is no need to leave room for negotiations as home buyers are very well educated.  A seller who prices their home high can actually be costing themselves more money than if priced appropriately to reflect market value & current competition.


What is the difference between the list and sale price?


The list price is the price a home is currently listed for sale at. The sale price is the price a home is sold at (after possible negotiations).

What should I do to prepare my home for showings?

Make sure your home is clean, de-cluttered, bright and without any foul odors to ensure the best first impression to potential buyers.  Our Stager will walk you through this process to make it easier on you.
